This disclaimer outlines important information regarding budgets, pricing estimates, project changes, and billing for services provided by Pitch Consulting Inc. (“Pitch Consulting,” “we,” “our,” or “us”).

1. Estimates Are Not Final Prices

All estimates, proposals, and price ranges provided by Pitch Consulting are preliminary and based on information available at the time of request.

Pricing may change due to:

  • Final material selections
  • Market price fluctuations
  • Structural or engineering requirements
  • Permit and municipal requirements
  • Unforeseen conditions
  • Client-requested changes

All pricing must be confirmed in a signed contract before work begins.

2. Budget Ranges

  • Any budget ranges communicated—verbally or in writing—are provided for planning purposes only.
    They are not binding and do not represent a guaranteed final cost.

3. Hidden or Unforeseen Conditions

  • Existing or unknown site conditions may affect pricing, including but not limited to:

    • Structural deficiencies
    • Electrical or plumbing issues
    • Foundation settling
    • Hazardous materials (e.g., mold, asbestos)
    • Water damage
    • Termite or insect damage
    • Underground obstacles

    Any additional work required due to hidden/unforeseen conditions will require a Change Order and could increase your budget and timeline.

4. Permits & Government Requirements

  • Changes in:

    • Permit fees
    • City requirements
    • Engineering revisions
    • Inspections
    • Code compliance
    …may affect pricing and project timelines.
    These items are not controlled by Pitch Consulting.

5. Material Pricing & Availability

Material availability and pricing may vary due to:

  • Market conditions
  • Supply chain delays
  • Vendor changes

Substitutions may be required.
Upgrades or special-order products may require additional cost and time.

6. Change Orders

Any deviation from the signed contract — whether initiated by the client or required due to unanticipated conditions — must be documented in a written Change Order.

Change Orders must be:

  • Approved and signed by the client prior to execution
  • Paid upon request (deposit or in full)

Change Orders may affect:

  • Final budget
  • Timeline/schedule
  • Material or labor sourcing

Pitch Consulting is not required to proceed with additional work without approved Change Orders.

7. Schedule Impact

Project timelines are estimates.
The following may impact schedule:

  • Weather
  • Material delays
  • Subcontractor availability
  • Change Orders
  • Permit delays
  • Unforeseen conditions

Pitch Consulting is not liable for delays caused by external circumstances.

8. Client Responsibilities

Clients are responsible for:

  • Making timely decisions
  • Selecting finishes when requested
  • Providing site access
  • Maintaining communication
  • Approving Change Orders quickly

Delays in decisions may result in increased time or cost.

9. Final Invoice

Final invoicing will reflect:

  • Approved Change Orders
  • Material adjustments
  • Additional labor costs due to unforeseen conditions
  • Taxes and fees

Final payment is due upon project completion or as outlined in your agreement.

10. No Guarantee of Final Price Until Contracted

No price is guaranteed until:
Final scope is defined
Written agreement is signed
Pricing is authorized

Any verbal discussions are non-binding.

11. Client Agreement

By accepting an estimate, proposal, or signing a contract, the client acknowledges that:

  • All pricing is subject to change
  • Hidden conditions may affect scope
  • Change Orders are required for adjustments
  • Budget ranges are not binding
